A major West End-based venue on the north bank of the Thames has been placed on the commercial property market
HanoverGreen is seeking an investment buyer for the Emerald Theatre, located at 8 Victoria Embankment under Waterloo Bridge, with a guide price of £13,380,000.
The venue, which was substantially refurbished in 2025, continues to have regular programming, including the forthcoming The Van Morrison Alumni Band. Last year it played host to Diamonds and Dust, a burlesque show with a cast including Faye Tozer and Dita von Teese, as well as Emerald Storm with Adam Garcia.
The building spans 19,289 square feet and operates as an amphitheatre-style performance space across the ground, mezzanine, and first floors. Inside, the premises comprise a stage, bars, a trade kitchen, and seating areas. The venue also retains a late-night premises licence permitting the sale of alcohol until 5am.
The sale is for the 150-year long leasehold interest, which was granted in 2007 and has 131 years remaining at a peppercorn rent. The building is occupied by 8 Victoria Embankment Ltd under a lease running until 2050, though a tenant break option exists in 2040. Tokyo Industries Ultimate Ltd acts as the guarantor for the tenancy.
The current passing rent stands at £1,000,000 per annum, which equates to £51.84 per square foot. The lease agreement dictates that this rent will increase to a fixed sum of £1,050,000 per annum in 2030.
